Payment and Confirmation
A deposit of 1/3rd of the cost of the holiday must accompany the booking request to secure your booking. Only once your deposit has been received and a subsequent receipt has been e-mailed to you, has your booking been confirmed.
A balance payment is required 9 weeks days prior to your check-in date.
Deposit or balance payments can be made by cash, cheque, BACS transfer, or by any of the following cards: Visa Debit / Delta, Visa Credit, Maestro / Switch, Mastercard. All card payments are FREE OF CHARGE.
All additional goods and services purchased during your stay must be paid in full at check-out.
Amandments and Cancellation
To amend or cancel your booking you must call Simon or Donna directly on: 01237 459203. Voice, text or e-mail messages for amendments or cancellations are not acceptable.
In the event of cancellation, Guests may be due a partial refund which is dependent on when notice of cancellation is given to us before the holiday start date. The refund is calculated as follows:
• 21 or less days notice – No refund due • 22-35 days notice – 10% of the total accommodation cost • 36-49 days notice – 20% of the total accommodation cost • 50-63 days notice – 40% of the total accommodation cost • More than 63 days notice – the Guest’s liability for the remainder of the balance will be waived or the balance refunded if this has been paid previously.
In the event of a no-show the full cost of the booking is charged.

Normal check-in time is from 4pm.
In the event that we are not available upon your arrival (very rarely); or perhaps you are going to check-in exceptionally late this is no problem as we do have a security key box. We will require your mobile number and on the day of your arrival we will text you the key code and instructions on how to make yourself at home.
Check-out time is at 10:00 am. We now use a cleaning company and therefore unable to extend check-out times.
Conditions of Stay
In the rare case that due to unforeseen circumstances we cannot deliver your requested accommodation; you will be offered alternative accommodation. Note: to date this has never occurred.
We reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviour that causes a disturbance or nuisance to us or other guests.
We operate a NO SMOKING policy throughout the inside of the property and including the self-catering apartment; should you smoke in or out the windows of any of our rooms we will kindly ask you to vacate and find alternative smoking accommodation and you will be expected to pay the balance of your full stay. This is for the comfort and SAFETY of all of our guests.

Children and Extra Beds
All guests must be 18 or over. Children are allowed in whole house bookings only.
There is no capacity for extra beds in any of the rooms.
You are liable for any damage occurred during your stay: e.g.: burns, wine spills, irremovable stains, damage to fabrics or furniture, very, very heavy potent rubs or sprays, etc. Please kindly report any damage or accidents to us immediately to avoid possible charges, most accidents can be rectified if dealt with immediately.
We shall not be liable for any loss, damage, expense, accident, injury, illness or inconvenience whether to person or property which you or any other person may suffer or sustain arising out of or in respect of the letting.
You must be able to enter into a legally binding contract and be over 18 years to make a booking with Riverside Cottage.

Riverside Cottage is available to visitors to enjoy as a B&B or self-catering guesthouse throughout the year.
Riverside Cottage is adjacent to the River Torridge flanked by 2 acres of formal gardens and 2 acres of woodland. The house is approximately 1 mile from Bideford Quay on the A386 towards Torrington and set below the road.
Arrival by Car
Leaving Bideford Quay with the River Torridge on your left hand side you will pass the police station on your right (set above the road); carry straight on over the mini roundabout, the road takes you up an incline with the imposing rock face to your right and the river opening wide on the left. Riverside Cottage is just a quarter of a mile after the tourist information vista and 2nd lay-by (truck stop).
Arrival by Rail
The nearest railway station is Barnstaple, which is approximately 20 minutes by car.
Arrival by Walking
There is a footpath outside the house, which leads to Bideford town centre and quay; this will take approximately 20 minutes to walk.
Arrival and Car Parking
There is space to park 3 cars directly outside the double garage, which is accessed via dropped kerbs from the main road. A steep smooth, tarmac drive leads down to a level area directly outside the front door where there is space to park 2 cars. Please take special care when driving down the driveway; there is a river at the bottom.
Street lamps illuminate the car park and driveway at night.
We have additional car parking at the end of the property which is accessed via a dropped kerb from the main road onto a turning area and through a 5 bar farm gate down a low gradient drive to the car park adjacent to the donkey and goat enclosure. Access from the additional car park to the guesthouse is via the cement and stone path through the garden to the upper decked terrace and then through the french doors into the guest lounge.
We are happy to assist with luggage.
From the driveway there are 2 steps onto an area outside the front of the house and then 1 step onto the porch up to a wide side hung door and a step over the threshold into the lobby/large hallway.
There is a bell at the front door to call for assistance. There is also a key box for anyone wishing to arrive late (request when booking).
The ground floor is level solid stressed antique oak wooden flooring.
We will always endeavour to show guests to their room and explain what facilities we have to offer.
Ground Floor Public Areas
A carpeted staircase with a half landing accesses the first floor with a handrail on the right-hand side. There are 10 steps to the half landing with 5 further steps to the first floor.
Due to the age and style of this property there are no downstairs bedrooms or lift to the first floor.
The downstairs cloakroom is next to the front door on the same level.
The guest lounge and dining room is located on the ground floor and accessed from the lobby by two large steps.
Guest Dining Room
Double half glass doors and two steps from the lobby lead into the guest lounge and dining room.
The guest dining room has solid stressed antique oak wooden flooring throughout.
Breakfast is served in the dining room.
Radio 2/local radio is played during breakfast.
There are books & board games available for all guests to borrow from the guest library in the lounge – if you remove any of the above items please ensure you return them prior to your departure so that other guest may enjoy them too.
Double French doors lead to the middle decked terrace.
All the bedrooms are located on the first floor and are accessed from the 1st floor level hallway.
All bedrooms have fitted carpets.
The balcony room has French doors leading out onto the balcony then one step back into the bedroom. There is a metal rail surrounding the balcony.
The formal gardens can be accessed from the guest dining room or from the front of the house.
From the dining room, the double French doors lead to the middle decked terrace. You can also step directly onto the lawn.
There is one step up to the paved patio where there is an elevated pond standing at 1 metre high.
From the patio, a cement and sandstone path lead all the way through the formal gardens; through double gates (please close) then into the veggie garden and additional car parking and donkey and goat enclosure.
From the lower decked terrace, there are nine steps with a handrail that leads down to the riverbank. There is a covered well at the bottom on the right of the steps and crazy paving leads onto a grassy footpath alongside the river. Next to the crazy pavement area is a further four steps leading down onto the riverbank, which may become submerged at high tide. The riverbank is just a one-metre drop from the grassy footpath. Please take care.
The woods are accessed from the driveway at the front of the house. There is a gated entrance beside Riverside Apartment, which leads around to the wood shed area. There is a loosely trodden path, which meanders through the woods overlooking and alongside the river. There are no safety barriers on the woodland river bank so it is imperative that if you wish to explore the woods you stay on the paths indicated. The path leads through the woods until it reaches a stream. Take care when crossing over the stream as the area may be slippery and becomes submerged during high tide. The path continues up a gradual incline until it reaches the main road.
If you intend to enjoy walking through the woodlands of the property, it is advisable to bring your wellies or good walking boots – and jeans & jacket or something similar to avoid cuts or scratches. All activity undertaken at Riverside Cottage is taken at your own risk and you should take due care and attention at all times. Riverside Cottage will not be liable for any incidents or accidents while wondering through the woodlands or on the river.
Riverside Cottage Guesthouse by law and the owners’ wishes is a non smoking establishment; however guests are welcome to smoke on the decked terrace or in the summer house on the lower terrace. Ashtrays are available upon request.
FREE Wi-Fi internet access via a booster router to strengthen the signal is available to all guests with laptops or internet enabled handsets. Wi-Fi access name is Riverside Cottage. Mobile phone signals for the majority of providers are generally excellent; however due to our semi-rural location this may vary depending on your provider.
